Senior housing repositioning is the strategic realignment of a community’s product, pricing, care mix, and market position to match what the local market actually needs, delivered through coordinated changes across operations, sales, physical environment, and brand.

Why It Matters

Repositioning is often required when a community’s performance has drifted from its market, whether due to shifting demographics, new competition, aging physical plant, or misaligned pricing. It is distinct from renovation, which addresses physical space alone. Repositioning starts with strategic diagnosis and treats renovation as one component of a broader realignment. Well-executed repositioning can lift occupancy, strengthen NOI, and materially improve long-term asset value.
