Care Mix

Care mix in senior housing refers to the distribution of units and residents across care levels within a community — typically some combination of independent living, assisted living, memory care, and skilled nursing — and the strategic decision about how those care levels are proportioned to match local market demand.

Why It Matters

Care mix is one of the most consequential structural decisions in a senior housing community. A community with too many memory care units in a market that needs more assisted living will underperform even with excellent operations. A community with the right care mix generates more consistent occupancy, stronger NOI, and longer resident length of stay across the continuum. Care mix decisions are typically made at three moments: during initial development, during a repositioning, and when planning campus expansion.

The Austera Group Perspective

The most common care mix mistake in the industry is treating memory care as a growth segment universally, when local markets often have very different capacity relative to demand. Repositioning a community’s care mix is one of the highest-impact interventions available to ownership, but it requires honest market analysis to guide the decision rather than assumptions about where the industry is heading. A well-executed care mix restructuring can shift an underperforming community into a market leader within 18 to 24 months.

Frequently asked questions.

What is the ideal care mix for a senior housing community?

There is no universal ideal. The right care mix depends on local demand, competitive supply, and the community’s physical building constraints. Every market requires its own analysis.

Can a community change its care mix after opening?

Yes, though it requires physical reconfiguration, staffing changes, licensing updates, and often a strategic repositioning. It is a significant undertaking but often the highest-leverage intervention available.

How does care mix affect financial performance?

Different care levels produce different revenue per unit and different NOI margins. A community with a care mix aligned to local demand will typically achieve higher stabilized occupancy and stronger overall financial performance than one that is misaligned.
