About The Conference
The 2026 NIC Fall Conference is the industry’s largest gathering of senior housing leaders, with more than 3,000 attendees including operators, developers, investors, and capital providers. Over 70% are at the C-suite level, with a balanced ratio of capital providers to operators seeking capital. No exhibit halls, no booths, just three days of purpose-built networking spaces designed for the conversations that actually move deals forward.
Capital markets and operations aren’t separate conversations anymore. The operators I’m working with are asking the same questions NIC tends to put front and center: Where is capital actually placing bets right now? How are investor expectations shifting on lease-up and stabilization? What does the underwriting look like on a repositioning that assumes an 18-to-24-month sales recovery?
A few specific things I’ll be tracking this year: where new capital is flowing and where it’s holding back, how investor and operator expectations are lining up (or not) on realistic lease-up timelines, and the operators who are quietly outperforming their underwriting and what they’re doing differently.
